So I am univ and i lived in housing provided by the campus. I moved out 60 days ago to wake up to a nice 500 dollar invoice. Apparently my cleaning service i hired was not good. They said for a 500 sq feet place I had 8 hours of garbage and cleaning needed done. (we get our 3000 sq feet house cleaned in 8 hours including all laundry wash, dried and ironed.) Where i live you cant charge cleaning to your damage deposit and need to give it back in 10 days or provide invoice with items of damage and cost. I never got an inspection paper saying if it was messy or damaged(needed to be done in 7 days after move out).

 

So we called them up wondering where 800 dollars of cleaning/damages came from. They said painting. We replied painting is required by law after every tenet moves out. So than they tried to say i put holes in the wall. I said look at move in inspection. Holes where already in the wall you signed it agreeing. We than replied with pictures of dead mice and black mold saying this is a health violation. We are taking you to small claims for counter claims. WE want two months rent 1000 total and an extra 1000 for wasting our time as well as damages done by a leaking pipe that you repaired the day we moved out. For all we know the garbage is from your repair man and you can fake an inspection report. Furthermore it would be a nice piece for the local news to find your trying to extort money out of an low income, disabled aboriginal veteran who received an injury serving in the military. I just got a check for 2grand in the mail

Lucky Bastard. I'm still fighting to get back the £1666 an estate agent owes me. Unfortunately the Property Ombudsman service I used has trouble with basic contract law concepts Off to the real courts now. 

 

Of course round here all estate agents are useless. I know someone who was charged for the property to be inspected after they moved out. This is the same company that charged new tenants to have an inventory done. Others have sent threatening rent letters to people because they misentered the name on their system and refused to accept that the payment had been made even after being shown the transaction. Or my personal favorite-I work for a law firm and one of the lawyers in the conveyancing department had to tell an estate agent to stop calling them because they were wasting client money as the completion could not possibly be done that week Reason for all the calls? Agent wanted their sales commission and wouldn't wait. 

 

Fortunately my uni was relatively good at letting out its accommodation and I got my deposit back despite the massive hole in my wall. In fairness-their own maintenance guys put it there. But it wasn't even commented on.

Yea if they dont have you at the inspection they cant charge you anything from the damage deposit.

You think minor issues like the law bother these guys?

Nah but being a veteran who got injured in the line of duty as well as being Native American and from a low income family makes them shit breaks if you say your going to the news.
